Auction Date: December 16, 2016 10AM Seller: Patricial Collison Estate Sale Method Tract 1 will be sold using a multiplier of 100.4 and Tract 2 will be sold in whole dollars. Each tract will be sold individually with no combinations. Home Description The acreage includes 3.7 acres of land. The home is 1296 square foot and was built in 1920. Building Description 2 highlights of this property include the round clay tile corn crib and the block exterior barn. Both buildings are in good condition and functional structures. Legal Description Legal descriptions will be governed by the abstract. Auction Location Onawa Community Center 320 10th Street Onawa, Iowa 51040 Possession The buyer of Tract 2 will get immediate possession upon closing. Closing Closing for both tracts will be held on January 17, 2017. Mineral Rights All mineral rights owned by the seller will transfer to the buyer. Earnest Money The buyer will pay a 10% non refundable earnest deposit upon becoming the successful bidder and entering into a purchase agreement with the seller. The Seller(s) will provide a current abstract at their own expense. Sale is not contingent upon buyer financing, all bids are cash bids. This sale is subject to all easements, covenants, leases and restrictions of record. Buyers must do their due diligence prior to bidding.
